Position Summary The groundskeeper is responsible for maintaining the property common grounds in a clean and attractive condition. The position reports to the maintenance supervisor, maintenance technician or business manager. Position Reports To: Assistant Maintenance Manager Essential Functions/Responsibilities Conducts a daily inspection of all common areas within the assigned area of the property. Removes trash or visible debris Cleans hallways or breezeways, mailbox areas, corridors, stairways, amenity areas, curbs, gutters and sidewalks Assists with seasonal leaf removal and shrub pruning, if necessary Assists with snow removal Removes dead shrubs and plants May clean pool, Jacuzzi, pool furniture and deck area Replaces light bulbs and globes in outside lighting fixtures Assists in inventory control and upkeep of all grounds equipment and supplies May assist with emergency maintenance Assists the maintenance staff as needs arise Reports any problems observed on the property to the supervisor Performs other duties as assigned. Education and/or Experience. Formal education is not a requirement for the position. Experience in grounds maintenance preferred. Skills/Specialized Knowledge Knowledge of proper operation of grounds maintenance tools. Required Licenses Valid drivers license required if operation of a licensed vehicle is necessary to perform the job duties. Mental Functions Must be able to remember simple task assignments given at the beginning of a period and extending several days. Work Environment The work is primarily outdoors with continuous exposure to the seasonal weather conditions and the associated fluctuations in temperature, rain and wind.
